note, the house has a small Brand New Apartment complex which has been attached to the back of it which generate about 4000$ CDN a month in rental income, the house itself is 5000 + square feet with 12 bedrooms & 7 bathrooms on 3.5 acres. It is surrounded by golf courses in a local community here in Quebec.

I think would make an awesome Bed & Breakfast, even a small hotel/restaurant if the apartments at the side were rented out as rooms instead of apartemts.

Property is surrounded by many Golf Courses & close to many Tourist Attractions.

I should note, although it is in Quebec, it is just over the river from downtown Ottawa, it is only about 10 miles or so to the parliament buildings & the business sector of downtown Ottawa.

(in case some dont know, parliament buildings is the equivalent here of the white house & Ottawa is capital of Canada)

Hard to say but 3.5 acres in a premium area is next to impossible to find in Vegas these days. Consider this recently sold property:

$1.75 million, 5 bedrooms, 6 baths, 6,357 square feet, single story with casita on cul-de-sac in Mountain Trails, Summerlin.

With that land and being in a top neighborhood I would guess $2.2 million.

really? I would have thought it would have been a bit more than that if in Prime real estate in Vegas? I guess that is about double what it is here, also I doubt this guy will get 1.4 million CDN for this house

1.4 million CDN = 1.13 million USD

Correct me if I am wrong...but if there is already rented units on the property that generate $4000 a month, wouldn't this be a steal? That would be the majority of your mortgage payment each month. 3.5 acres in a prime location with already rented units/income from the property. I must be missing something.

you are absolutely right Clip,

Mortgage on this house if I borrowed 1 milion would be about 6K per month....

with the rental income generating 4K per month, I would have to poney up 2K to live in a MANSION!!!!!!!

Jarbow, the house was totally RE-GUTTED & redone, if you click on the PICS you can see the beautiful brand new hardwood (sure looks brand new to me), house was built in 1870 but has essentially been completely refurbished....

The rental income apartments on the side are Brand new & were just built last year. so there is no maintence there for sure for a long time.

in PHX, with that type of LANDSCAPE(that is pivotal here) there are only a FEW developements with that type of landscape,,,,

Just outside of Toronto with $4k in rental income would be at least $2 million CAD I would think.

about 1 mile from this house is a SAUDI embassy that is also a MANSION,

since it is 10 miles from the parliament buildings & downtown ottawa, I figure it would be a perfect rental for some EMBASSY.... with quarters on site (the apartments) for their staff......

If you could find the right renter you could make a killing....

ALSO CLIP, if you rented the HOUSE aswell as the THREE apartemtns & lived in the 1 empty apartment, you would definatly cover all MORTGAGE/TAXES etc & then some

When you get to the high end pricing is a crapshoot. In Vegas a lot of the value is derived from the land values, not the houses themselves. If it were in Spanish Hill, the area where Agassi and other celebrities live, then jack the price up more. If it were just in a nice area of Summerlin, but not in Queensridge, I would say my slightly above $2 mil would be a good guess. Hard though to find people who want a 12 bedroom house these days, would certainly kill off the value as well. These days in Vegas a 5,000 sq ft house is usually just 5 or 6 bedrooms, but convention center sized main rooms.

I'm in a city/town that is still relatively decently priced. Inside Toronto that house would be an easy $7 million.
