If you had to give one bit of advice on buying a home from "for sale by owner"

make sure all seller disclosures are signed. mold statements, etc.

they have to tell you anything they know that is wrong with home by law.

pay an attorney the small fee they charge to do your contract.

oh is that worth the money.

You should always get a lawyer when you buy a house. There are so many ways you can get screwed it is well worth the investment.

get a realtor or lawyer or better yet, both on your side.....

realtors are worthless, they just list homes on mls or find you a home from printouts from mls and collect 3 percent they are worthless

attorney is a must, realtor is a bust

while i am quite biased, as my Wife is a Realtor, you can't imagine what a GOOD Realtor will do for you.....besides, he asked for advice on a purchase, he would not pay the commission on that....

Realtors are whores. With today's technology, there is really no reason to use one as a buyer as far as I'm concerned--feel free to correct me.

I'd rather spend the money on an real estate attorney-who should know what you do & don't need to worry about.

no disrespect to your wife, but the realtors I have known care about one thing, the closing occuring, and not the best interest of the parties involved.

FSBO's are 90% of the time overpriced these days in my parts. In Vegas lots of them around and many are people saying "if I got X$, I would sell". Not sure how it works in other areas, but in Vegas the best prices right now seem to be listed by realtors and on occasion places like Assist 2 Sell. That shows the people actually are serious about selling their house instead of being like most FSBOs where the guy doesn't care if he is going to sell and won't negotiate as a result.

i would agree 80% of Realtors are garbage (and as a Mortgage Broker I'd say 90% or higher of Mortgage Brokers OR Companies are garbage)

but get a GOOD one, I mean a really good one, and yoou'll be HAPPY you did!

Where I live FSBO's are usually cheaper. Most people will ask a slightly lower price since they're saving the commision that they would pay to the realator. When I bought my last home I asked the sellers if they would take my price. They said yes and then I had my lawyer write up the offer.

Who would pay the commission? For sale by owner sure as hell won't.

Amen to that Smoke. Just ask any person who is taking care of the purchase loan just how much realtors care about anything but the closing. As a group, realtors are the most unpleasant to work with. I read a stat once stating realtors have the biggest turnover of any sales profession. And that as a group they average less income than flipping burgers. It is a crime what they get paid versus what they do.
