where is the nicest place to live in this country that seems to avoid most of what i listed above ?

i live on the beach on the east coast of florida and am wondering where i want to be as i get older and dont want to have to deal with evacuating...

whats the # 1 spot in the U.S ..

san diego, ca. all you need is $1.2 million for a 3-bedroom house. oh, and cross your fingers that you outlive the humongous earthquake that is coming sometime in the next 100 years.

Great question. San Diego is at some risk for earthquakes and depending on where you live some risk for mudslides, but has the best weather of just about anywhere in the world. Truth is just about anywhere is at some risk for something. In Vegas we have little weather related risk except for the rare threats of flooding, but you probably would call this brutal hot in the summer.

i've lived in cocoa beach for 21 years . have left town 3 times for storms .

we get pretty hot for about 5 months and then have awesome weather for about the other 7 months .

kind of hard to bitch about living here . but these storms are getting bigger and bigger every year.

if a cat. 4 or 5 hit directly here it would bury this town.

we have ocean on one side and 2 rivers on the other . their is about 1000 yards between in some spots .

Actually the best of both worlds for a gambler would be to live in the San Diego area like I do, and have a winter home in Vegas. Say you stay in Vegas from Sept. to March Madness so you are sure to be a Nevada resident for tax reasons, and then go back toCalif. for the Spring and summer. Wouldn't get much better than that!

yeah...all you need is $2 million to buy both homes.

Spokane, WA is devoid of all types of natural disasters and real estate is cheap as well. The drawback, of course, is that it's Spokane, WA.
