I'm sniffing around the market and considering bailing out of Vegas in the near future. I don't hate it here but the RE Market looks like it's topping out and I need to cash in my chips and move on.

Our familys live in Georgia and Upstate NY. Far enough away from NC to not be a pain in my ass but close enough for a drive visit.

It looks like a comfortable place to live.

Opinions from locals???

I have good friends that live in Raleigh, and they love it. I've visited there a lot, and I like it, too. It's nothing like Vegas.....very different culture. But I love the south, where strangers talk to each other, and Chili's and Friday's serve sweet tea when you order iced tea.

I have relatives there and have visited numerous times. Its kind of a shell shock K1. You look in every direction and see trees and nothing urban, a total 180 from here. The RE market has just been terrible relatively speaking. My uncle made about 50% on his home in his first 3 years living there, back in the early 90s I think it was. Since then in something like 10 years he hasn't made 50%. The market is dormant and he says no signs of it getting better. He can't figure out why because they do get plenty of outsiders moving there, often from NYC or DC. About the only thing he figures is how sprawled out the area is. The three major cities still have plenty of room to grow, but the traffic is already so bad people try not to live in one and commute to another.

If you are moving just for RE, I would say forget it, that isn't likely to make you happy. Maybe it has something of a pickup as people pack up from higher cost areas, but it won't do what Vegas has done.

If you want a more easy going life, you might like it. Church is kind of big there, but nothing like the western part of the state. Real issue I had is there ain't much to do. Seems most weekend plans revolve around going shopping or to the movies, then church on Sunday. Some really nice shopping areas there, but living in Vegas it isn't like you need that upgrade. I guess if you are decompressing and looking for something with a slower pace of life, but great employment opportunities and lower housing costs it might work for you.

I live in Raleigh but its a recent thing and I can't tell you much. I know there are others though. Jimmyshivers, Tony, nctarheels, etc.

North Carolina as a whole is a great place to live. Good mix of weather, good sports. Winston-Salem is another great place to live. Good luck hope you hear from some others.

Thanks for the input. I've more than doubled my money in this real estate market in two years. I realize that's never going to happen again so the NC thing isn't about a monetary investment. The investment I'm interested in is quality of life. This might sound odd but walking down a country path taking in the ecosystem and tossing a line into a quiet brook is really the type of quality I'm looking for.

Maybe life just goes full circle, I grew up in the farmland of Upstate NY and in my "older" years I find myself longing for some of the simplicity I left behind a lifetime ago.

Its a good place to live. The traffic is an issue for many people. A lot of money in the RTP area. Nobody is actually from Raleigh, they used to sell plates for your car that reads....yes i am a native of raleigh nc.

K1,

If you want something between the pace of Vegas and the Triangle, go to Norfolk/Va Beach if you head out there to visit. It feels a lot more like a cosmopolitan area, much more going on there. Got the nice beach area, but just 20 miles out you are in the country and can have that mellow life. Area is a lot more active RE market too. Only downside is potential for hurricane there, but they say the threat isn't as bad as places along the NC coast. I enjoyed my visit there, I would say its a place I would consider living if I got a great offer out there. Only downside for me is damn it is so religious right in that area. All the TV guys seem to be in VA, Falwell, Robertson, etc. When I met some certain former owner of this site in Va Beach we heard from some other locals that they bust bookies left and right in that part of the world. So if you are looking to leave the gambling world behind, its a good choice.

the great thing about n.c. is its diversity. you have mountains or beaches. you have urban or rural. its your choice.

I'm looking for a newer townhouse around 1500SF and @ 200,000 with 2 car garage similar to these http://tinyurl.com/rt8gw

You can buy a SF house for that much K1 easily, just have to buy it a bit further out of the city. Unless you need to be closer for commuting purposes you are probably better off. The lots you get with many houses are huge. I'm sure you will be happier with that then a townhouse. Look at the city of Wake Forest for good deals, even has a nice little downtown as a bonus. Just don't expect to find the namesake college there.

There are about 12 colleges and 100k students in the triangle and over 1million residents, so i guess your opinion of nothing urban and nothing to do may vary.
Fact is life revolves around acc sports, and church, nascar to a lesser degree.
Triangle is usually rated as one of the best places to live by the national magazines which has led to the influx of people.
Cost of living once low has now risen to moderately high levels, higher than lasvegas less than SoCal. Real estate values were stable for years do to economic setbacks particulary in the telecomunication industry, nortel, sony-erickson had massive layoffs.

bottom line it is a great place to live, not a good retirement area due to costs, but good to raise a family. I'm from central NY, and this area is predominately ny/northeners.

Too much congestion in the Triangle for me. Try the Hickory area. Also take a look at Tryon on NC/SC line.

I don't want to deal with a yard or a big house. Bill, I'm not in my 30's, I've already been there and done that. I plan on retirement in 11 years. I need to live close to the city for work.
