I have a 50 gallon power vented AO Smith model FPSH-50, manufactured in 2001. We are not getting good recovery of hot water, called in a plumber to look at it yesterday ( $65), they did basically nothing except try to sell us a new WH for $1800.

It seems a WH should last about 12 years, not 5. Tank does not leak. Plumber says parts not available. I called AO Smith they say parts are available. Smith suggesting draining entire tank, which is hard since it's in a below ground level setting. I drain a gallon or two periodically already.

Any plumbers here with advice ?

There was some problem with defective dip tubes on earlier models, which is apparently resolved.

Thanks in advance,

IS the valve that controls the temperature of the water turned on, HOT?. If not turn it ALL the way UP to that setting, then try it out.

Sometimes these things need a new thremo-coupling also. This is the device that controls when the pilot light ignites to heat the water in the tank.

Sometimes water that is "hard" takes its toll on these also. Some last longer than others.
1800 is OUT OF SIGHT HIGH, may not be even half that, besides you probably Dont need over a 30 gallon one anyway.

Go to the store and check out for yourself. Not much to changeing one out, if you can get to it easy. Little bit of plumbing work and thats about it.

I got thru to a plumber that AO Smith reccomended, he thinks the flame rod needs adjustment, so have him coming to do it.

First company was a rip-off just trying to make sales.

Get a tanklee hot water heater--unlimited supply, money saving as well. Have had one for four years and probaly saved $100 annually at the minimum, easily. Savings would be greater for anyone living in climate colder than North Carolina foothills. A true investment. Obviously, the reason for savings is heating water only on demand vs keeping a tank of water heated at 115-120 constantly. A parallel might be a heated water tank slow energy use is like a dripping faucet that will increase a water bill. Or maybe I:beavis1: 'm just blowing bag........
