Nothing major but no labor involved on my part.

The realtor I use now is trying to talk me into building homes.

I have no experience in doing this but it does sound interesting. How long would it take to get a contractors/builder license and is it as easy as he says to sub-contract the entire home build.

I have another business that requires most of my time. I can free up about 25 hrs a week but no more than that.

I have 4 lots for sale now. I might consider building on one to start off with if this is as easy as my realtor says.

in TN, you can build a spec house without a builders license...

not sure what state your in...

ive got a lot and could start building tomorrow.. just need the money here and the ability to lay the subs out in order...

the biggest problem is finding quality tradespeople to work for you... a huge chunk of people out there overcharge and do a shitty job

if i were you, i wouldnt do this... no experience, will mean the subs will probably kill you...

keep doing what your doing..

i have owned a convenience store for many years and know plenty of the subs personally.. talk daily with a sub from every job there is to do --- on building a house....... but if you know nothing about this, dont do it..

plenty of mistakes to be made..
