seems like easy money. My brother has been trying to get me involved in this for awhile.

Anyone own these, if so any stories you would like to share?

The biggest problems you will face include hurrican insurance, theft, and fire. You will have renters set fire to their stuff for insurance reasons.

edit...I guess hurricane insurance wouldn't be a problem for you

My GF has here stuff in one for a whole year and it like $500 for the year and its a small unit. Not sure but seems like not alot to it.

dumpster rental...no chance in hell, controlled by union gangstas that have many people in their pockets.

self serve car wash...better be in a good location because the thieves will be popping open your change collectors 4-5 times a week.

storage units...not as lucrative as you would think. I researched this a good bit. Rats, fires, and thieves.

splittable real estate...here is your winner. Great concept that is beginning to take off. I wouldn't mind getting into that biz.

dumpster rental meaning you want to tear off a roof so you rent thu dumpster for a few days. Not outside a business or something like that. More for someones personal use.

What about ticket broker?

Self serve Car wash.......

I just sold one that I owned for 3 years and I doubt I would get into it again. Made nice money on it, but unless you are a handy kind of person (I am not) or you have someone you can trust TOTALLY (luckily I did) run the place you are going to have more headaches than it is worth.

Also make sure you buy one and not lease it. I did both and the one that I bought was much more profitable even when considering the huge mortgage I had on it. Problem is that it is hard to buy one straight out of the gate with no prior experience, that is why I leased one for 18 months before buying the other.

I think the trash business is well established. You'd need containers, trucks, employees. Wasn't that Tony Soprano's "business" ?

Ticket broker is changing, guys are getting creative with it. I think Sean at Fez's is working on programs to figure out when best times are to buy/ sell.

I've sold them and work with developers of the storage business...they have done extremely well...market in SoCal is off-the-charts for these things...

I am CFO of a management company who own and manage only storage facilities.

A very lucrative business if run correctly, but like any business, there is more to it than you think. The building of a facility will take a while and will be expensive, and then must be leased up, which, if you don't know what you are doing, could take some time.

Purchasing an existing facility is another idea, but most on the market are very overpriced.

Hurricane insurance is not as expensive as you would think, but it depends what your buildings are made out of. Most here in Florida are concrete due to code, and some of our facilities could probably be used as shelters. Theft is not so much an issue either, at least for us. Security cameras are definitely a must for your facility, as customers must feel like their stuff will be safe. I have heard of a few incidences of theft, but the cylinder locks are very hard to drill through, and people don't generally carry around lock cutters with them. Access to the facility is limited to those who are renting there as well, so it isn't like there are a bunch of people inside the facility at 2 AM. Our facilities do not allow 24 hour access. Again, it could happen, but it is also the tenant's responsibility to carry insurance on their belongings, as well as lock their unit, and they sign a lease stating that they understand that their goods can be stolen, and that the facility is not responsible. Have never been sued, and have never heard it happen. Have never seen a fire at any facility, either.

If you are looking to build a cheap facility with no security cameras, piss poor gates, and non-theft proof units, then yes, theft is a problem, but this business, like most others, is a take money to make money proposition. If you do it right, then money can be made, but not all areas of the country are "right" for storage. South Florida is, because of no basements and lots of people who can't part with their belongings.
