The function for calculating the ROI (return on investment) for an arb with 2 sides (no draw odds) is: x,y equal (decimal) odds on each team.

ROI = ((x + y) / (2 + x/y + y/x)) - 1

How does this function change if I want to find the ROI of an arb including the event of a tie (3 sides)?

Is it:

ROI = ((x + y + z) / (3 + x/y + y/x + x/z + z/x + y/z + z/y)) - 1

I think the site betbrain.com has a good explanation and calculation for three-way lines for soccer.

I use:

ROI = (1 - [1/x + 1/y + 1/z])/[1/x + 1/y + 1/z]

and just figured it would reduce to the expression I gave without doing the algebra.

Try arbcruncher. It is normally the most accurate and handles up to 10 selections and multiple commission rates.
