Before Iceman asks, I paid $625,000 for the building, put $300,000 into it and deeded the property to six individual condominiums at listed them at $249,900 each.

I closed early May '06 and we started construction right away. The last guy was out of there by Thansgiving, but really was supposed to be complete by Labour Day.The fire chief really set us back, making me undo work, rip out walls, start over etc.

Still a nice return of like $500K in about 1.5 years (paid in May '06 & hopefully done selling by when?).

I pay back $40,000 to every shareholder at the end of the project. Project typically take 18 months and my shares are $25,000 each. Gauranteed ROI of about 60% regardless of success of project.

I didn't put 2 + 2 together that you are a RE developer (and work at Remax to boot)... otherwise, I would have asked you for some advice when I saw you in person about my parents' home that has been on the market (via Remax) since last May in Frederick, MD. Parents had moved on to a retirement home in Lancaster, PA last fall, and relied on dwindling money to pay their PA home's mortgage while waiting for the MD home to be sold.

Though, as of last week, an offer was accepted (after counter-offers) so I'm glad it's possible that it's all over for my folks who I had to support financially in the last 2 or 3 months. A stressful for everyone including myself as I hated to see them be broke and asking me for money, etc. Hoping their inspection goes fine again before settlement.

I have a small business doing about 400K a year in sales. I am thinking of hiring a marketing/sales person on full-time.

I have her on a probationary period right now and she is doing quite well. She just landed a big account that has the potential to pull in 150-200 cakes per week. She has also picked up a few other accounts that average about 15 cakes a week.

My question is, do you have sales people in your restaurants? I'd guess probably not.

Not sure if your familiar with the SBA, but I am working with several score counselors now. But the more opinions I get from people in the field the better.

No not really. We have websites and advertise in 'Newport this week' but for the most part it's a pretty small town so word of mouth is sufficient.

I am familiar with the SBA but have not used their services, I am a member of several local business owner's associations though and regularly attend their meetings.

Ice, you still game for a local Mich. bash? What's the update on your cash flow with RE?

I have 7 deeds in the Orlando area and need to short sale them all. Mostly 200k and under starter homes.

I got my licence in ' 96. I was 21 years old. I got my licence exclusively to rent my friends apartments for the school year, the rest just happened. I am a full time landlord, I own a lot of rental units, I consider it my job, to protect and maintain what I have.
