Is this site accurate? I bought my place almost 2 years ago now and it says its worth $190k, I bought it for $171k. Could it really be 19k higher in just 2 years? I thought the market was bad right now

I have been told this site is a good site but from my expiernece I ran into the same type thing you describe.

Doesn't do much for me. I didn't care for it.

19k in 2 years in the Chicago area is very realistic. Just click on comparable homes and you will find ones like yours that have sold recently. If the same size house in your area recently sold for 190k then that is what your house is worth for the most part

It's deceptive and out of date. My condo isn't even on there, but my Mom's place is listed as 1.21 million with a "value range" of 1.09-1.52. I'm not sure about you but I think a $500,000 swing is fucking stupid. After renovating the attic it was apprasied (not by zillows) at 1.8 and there is no way that it made (at worst, according to zillows) a $300,000 difference.

It's bullshit. The only thing that might be accurate are the appreciation percentages but the base #'s are off.

That site may inflate some of the values as they don't take all the specifics into account as I understand it. It would be sweet if it is right though, I bought my place in november 06 and it says it is up $168K since I bought it.

Its lagged inflation, so this home has a negative return speaking in real terms.

It's in Westport, CT. You can't buy shit there for less then a million, Greenwhich and Westport as much of Fairfeild County are comparable to Beverly Hills, CA. The same house down here in Florida would be at least 3 times bigger if not more. Not that I care, just as long as I'm still in the will.

Zillow is probably not any less accurate than your appraisal. It all comes down to recent sales with minor allowances for improvements. The appraisal industry is a joke in itself and is a big reason why housing prices are sky high
