Can someone explain to me baseball/football contracts, and how they work in general. What are the major differences between the two? To my understanding, nothing is guarenteed in football which is why bonueses are such a big deal. I could be way off here.

That's the big difference. In football you can be cut at any time and the team is off the hook. So they get as much money up front as possible.

what i find is unfair is if a player out performs their contract they demand a new deal from the team, yet if they under perform no way in hell they want to restructure the deal.

This is baseball you're talking about right? It all comes down to the CBA and the rights granted in it. The baseball union is the most powerful union in the world, so they got their members a pretty sweat deal. I think the NFL has it right though.
