I am sure most here wish they had more money. I think most feel that way in some way but was the dumbest thing financially you have did?

Mine has to be with these 2 rentals I bought. I am sure it could be worse but both have been late on month 2 with their rents. One bounced a check and swore up and down that she had swithced checking accounts so this is why this happened. The other (who is a physician's assisitant) said she simply forgot on Septemebr 6th and would send it out and I still havent recieved it. Now I call and she dont answer.

The 2nd one baffles me. You would think she is a classy indiviaul. She is a borderline doctor and makes 90k a year. I did thorough background checks on both. I get the rent to maybe breakeven on the properties. The postitive cashflow is really a joke.

Now dont get me wrong I 100% believe in the real estate game but my point is for the investment headaches and risks I can do alot better than this. If I had to redo it all over again it probaly isnt worth it. Just a simple thing like getting rents from someone shouldn't be this difficult. You wait on 1k to make $50 or so a month. The excuses combined with the minor things (needs a new door handle, dishwasher broke, lost key, etc...) just isnt worth it. Give me back my x amount of money I spent on this and I will find something else to do with my money.

ICE- Renting quality farmland provides much less hassles...........and recently, the appreciation has been terriffic.

My biggest financial mistake was selling my Vegas home for 160,000........only to see it 2-3 years later go to 300,000 in value.

First full-time job out of college, still living with Mom, got a bunch of credit cards and an addiction to eBay. Ended up hanging for 40k worth of electric guitars on my bedroom walls, in under a year. Most were immediately paid cash mind you, but I did fill up a Gold Visa when I ran out of cash. I then had to sell every guitar one by one, taking a small loss on most, some profit on the better pieces, but I was down several k's when they were all gone, and still had a loaded Visa to pay off. By then I was living on my own and had tons of bills and was already used to living beyond my income.

:ohno:

Took about 5 years to get rid of the debt and eBay/spending habit.

Haven't bought a new guitar I didn't need in over 3 years. :suomi:

Still wish I could go back 8 years in time and bitchslap myself for that one.

trusting BOS with more than I should have. Not investing more in real estate in 2000-2001. Only managing 36 gambling clients at my peak when I could have had 10 times that.

I sold a rental home for a profit of 50k because of the BS of renters, who incidentially, have all the rights. However, if I would have braved the BS, would have made in the neighborhood of $500,000. So, point being, you need to focus long term on RE and learn from your mistakes of selecting tenants. It won't be easy, but making that kind of cash isn't.

1. My ex-broker talked me into buying Enron Bonds 3 weeks before
the shit hit the fan.

2. Investing 30K in a real-estate venture with an old manager at IBM,
who turned out to be a con man. I kissed that 30K goodbye.

3. Invested 20K in this scam which was highlighted on Dateline NBC:

That's about 65K total that I had to kiss goodbye... Good thing I've made
a lot of other wise investment choices along the way.
