(eviction Question)

BOYS I HAVE A QUESTION ABOUT EVICTIONS I AM HAVING TROUBLE WITH A TENANT AND I AM HAVING HIM EVICTED.I HAVE ALREADY SENT A CONSTABLE TO HIS HOUSE AND SERVED HIM A 30 DAY NOTICE.HIS 30 DAYS ARE UP NOW AND PHASE TWO IS TO GET A COURT DATE.

THE GUY HAS TOLD ME HE DOESNT WANT TO GO TO COURT AND IS PLANNING ON MOVING BUT MY PROBLEM IS I HAVE TO FILE FOR A COURT DATE BEFORE 2/11/08 TO FILE FOR A DATE IN MASSACHUSETTS IT COST 150 DOLLARS DO I WASTE THE 150 DOLLARS OR DO I TAKE THE TENANTS WORD HE IS LEAVING AND WILL BE OUT BEFORE THE COURT DATE.IF I DONT FILE FOR COURT I WONDER IF HE DOESNT LEAVE WILL I HAVE TO FILE AND START ALL OVER AGAIN.I DONT WANT TO WASTE 150 DOLLARS IF THE KID LEAVES ON HIS OWN.

I MADE SURE THE KID MET JOHNNY KNOCKDOWN IN PERSON SO I AM 90% SURE THE KID WILL LEAVE ON HIS OWN.I TOLD THE TENANT I HAD TO CHECK OUT HIS GAS STOVE SO I BROUGHT JOHNNY KNOCKDOWN OVER TO MEET THE KID AND MAKE SURE IF HE DOESNT WANT TO LEAVE PEACEFULLY HE CAN LEAVE THE HARD WAY.JOHNNY KNOCKDOWN DIDNT THREATEN THE KID HE JUST SAID BEANTOWNJIM IS A FRIEND OF MINE SO MAKE SURE YOU DO THE RIGHT THING I THINK THE KID GOT THE MESSAGE.

THIS KID IS ON SECTION 8 SO I HATE LOSING HIM BECAUSE ITS GAURENTEED GOVERNMENT MONEY BUT I AM GETTING TO MANY COMPLAINTS ABOUT HIM HAVING COMPANY AT ALL HOURS OF THE NIGHT.I THINK HE IS A F-G WHO HAS AN ADD ON CRAIGSLIST I HEARD HIM TELLING SOMEBODY ON THE PHONE CRAIGSLIST IS A GREAT PLACE TO ADVERTISE.BOYS THIS IS 1,075 A MONTH OUT OF MY POCKET BUT HE HAS TO GO I JUST HOPE HE GOES THE RIGHT WAY.

OH DID I MENTION THAT A BLACK GUY HAS BEEN HANGING AROUND HIS APARTMENT AND IN SOUTH BOSTON THIS ISNT GOOD.I HAVE TO EITHER GET THIS GUY OUT OR RISK A MALTOFF COCKTAIL FLYING AT THE BUILDINGS FRONT DOOR.THIS TO ME IS A NO BRAINER BUT IN MASSACHUSETTS THE TENATNS HAVE ALL THE RIGHTS I REMEMBER IN THE OLDDAYS JOHNNY KNOCKDOWN WOULD BE MY CONSTABLE AND JUST GIVE THE PERSON 24 HOURS TO GO AND BANG THEY WOULD BE GONE NOT TODAY YOU CANT SAY ANYTHING OR YOU WILL BROUGHT UP ON CHARGES IN COURT AND THE TENANT WILL NEVER LEAVE.

REAL ESTATE IS A TOUGH BUSINESS BUT ITS ALL I HAVE :money8:

Beantown, report his ass to section 8 and file the paperwork. This guy can turn on you in a second, especially in the winter months. Most section 8 people fear being kicked off of it so let him know you have to report him but still file that paperwork for the court date. What is cheaper? A months rent or $150? Keep yourself in good standing with the section 8 office and they will help you out.

Your going to be out the $150 anyway you look at it. Justb spend it and have him removed. Here you will have to spend another $250 for Moving truck and police on a forcable eviction.

if you want to make a profit renting you have to get them out QUICK. A coffee table lawyer tenant can easily screw you out of 6-8 months if you dont pull the trigger. If it comes down to you or him make sure it aint you.

We have almost 60 section 8 houses. Report him, they will take care of it from there.
