Just a quick question. I checked out a house three days ago. The guy that showed it to me was cool and said no one was really interested and I was the first one who was shown it. I call back today and talk to the lady about holding the house if we put down our deposit. One of the roommates isn't coming back into town for another two weeks... the guy said it was okay. Now I talk to the lady who is his boss and she says she doesn't know if she can hold it and is trying to make me put all the money up front because she says there is alot of interest in the house.

Since the guy said no one was really interested... is she just trying to get all the money up front? Or should I really be worried about someone stealing the place from me?

It just caught me off guard. Is this a tactic that a realtor would use? I just can't see everyone being interested all of a sudden.

Either way, just begin the process of writing the offer and take it slooowww. Better yet, just put a contingency in the offer, subject to 3rd party approval-YOUR ROOMMATE. This way you tie it up and can wait the two weeks-just make sure the deposit is fully refundable.

Jake- You buying or renting? If you are buying, are you getting a mortgage? If you are getting a mortgage, who is going to be the one obtaining the mortgage?

Just renting fellas. My $20 bets don't exactly scream homeowner just yet. :toast:

While it is possible that the house is generating interest, I wouldn't count on it. So, yes, this is a common (shady) tactic that unethical agents use.

Be upfront & direct with her, "I can do 1 of 2 things today. I can come down to your office and put down a fair deposit or I can look at other homes. What is the fair deposit that you need for the house? ". If she's a smart agent, she won't turn down the offer of an immediate deposit.

You're saying if you give them the money you still may not get the house pending this other persons approval or something? Thats fishy.
If they just want 1st months rent and dep to guarantee you'll get by a CERTAIN date then thats no problem ..
I dont hold props for just the dep, if they can afford it then they should have the money already..If i really thought they would be a good tenent then i may give some breaks on that but usually if you rent from me i get dep and rent up front..

No house is worth you stressing and getting rushed into something you're not sure of.
The fact is, good tenants are hard to find. If she likes you, she should be willing to work with you, if she's pressuring you, walk away and find another place.

I cant imagine , unless its a really depressed market anybody taking the house of the market for a maybe...

The deal the guy said he could do was if I put down the full deposit now, he'd hold the house for a week until we get the first month's rent in.

The only reason I even thought of doing it that way was because the guy suggested it when I told him we wouldn't be ready to move in for 7-10 days.

If you are renting even securing a deposit won't guarantee you the place..

make sure you all like the place first.. if he only is saying he will hold it for a week he is full of shit. If he has you on the line, he isn't going to be showing the place to anyone else unless he has a shit load of people lining up to see it

he will try and persuade other potential renters into another property. He just wants to move you along at a faster pace and get everything done.

The lady, his boss... is a disgruntled biatch who is probably overextended in the market right now and losing her ass.
Go with the I can do one of two things right now approach like it was mentioned.. put down a deposit or contact another agent
