breaking my lease, what kinda fees can i expect?

gonna break my lease with 6 months left on my apartment. i pay 525 a month, which means i would leave about 3 grand on the table. what kind of fees can i expect? i understand there is a subletting fee but anything else?

my tenant just told me she cant afford to pay and hasnt paid me for November yet.

joy oh joy

here in Quebec if she breaks, she has to pay 3 months rent... she can avoid this by getting a subleter.

i live in a pretty popular area, if i let them know i want to sublet, can they find someone to move in? or is it solely on me. they seem pretty cool with me

As long as they fill your spot without any vacancy the most you can billed is a commission split on the new rental.

At my apt complex its just 2 months rent and then ofcourse your move out inspection fee if you damged anything.

id expect to be taken to court unless you pay the remaining amount on your lease. then, you will have to spend money on lawyers fees, so you are better off paying the lease off

All of the above Replies may, or may not apply to your particular lease. Rules regarding tennancy vary widely from state to state.

One thing for sure - the fees pertinent to your breaking your lease early are clearly spelled out within your lease contract. Rather than ask your question here on a general internet forum where no one has a copy of your specific lease contract, I'd suggest you pull it out of the drawer and read it.

I will say that in most states, it's common for you to owe no more than two months past your break date, but again, consult your lease contract.

Additionally, in most states, if the owner releases the same unit to someone else BEFORE the time period (one, two or ever how many months) you paid extra for expires, the owner will be required by law to refund your extra payment.

This prevents the owner from collecting double rent on same unit.

Again though, check your personal lease
