starting up a property manangement business . gonna handle furnished and unfurnished condos and homes.

i live in a beach town that has tons of rental properties . we cater to snowbirds and corporate types coming for space center work.

i know i could google and make calls , but thought i'd ask about any first hand experience .

how much ? how long did it take to build it ? what kind of hosting fee's involved ?

any info appreciated . thanks

Yes Have Two that I Built, by way of GoDaddy.
Don't really take that long. I deal with my wifes Business which is Jewelry and that was a lot of work.
But it's easy to do Once you get the hang of it. They have Great Tools to Build a site and I think it was Under $4.99 a month. Also comes with Email, etc.

Depending on the # of properties (and how much updating you'll be doing) - you can get a nice clean property mngtm site professionally built for around $500-$750 (much less if you go with a template)

Hosting is cheap - for one site that will not get floods of traffic, you can pay $35 for a domain and hosting for a full year.

PM me if you want some help. I'll point you to some good designers I've used and fill you in on the hosts I've used etc.

we bought something from a guy that came with templates . but it looks like it aint gonna handle what i want.

we will end up with 50 to 80 furnished properties . will need to load 5 to 8 pictures of each to show prospective tenants what they're renting.

i'm figuring we'll spend between 600 and 1000 .

The basic templates or "site builders" are ok for a personal page or even a restaurant type, but for a property website, you're going to want (or should want) for visitors to be able to search by a few criteria (location/price/amenities etc). This now means having a searchable database etc.

$600-$1000 should get you something very nice. You might even get some SEO in there for that price range.

Once the site is up and functional, get ahold of a adwords coupon from google (you can find them where you pay $25 and get $75 in adwords etc) - this will bring in some almost instant quality traffic and kick things off for you.

awesome... i just filled out a form for a local web designer . see what they come up with.

i already know that i want to place a nice furnished property in some of the big vacation websites. go ahead and pay their 180 dollar fee for the year to advertise 1 condo .

that will help generate traffic to us and our site.
