In Las Vegas, there are more than 200 condos listed for $30,000 or less. A two-bedroom, two-bath condo with a covered patio in North Las Vegas can be had for just $30,000.

I knew the housing market was a little rough but 2br 2 ba condos for $30,000??

The housing bust has made owning a home a lot more affordable -- but in some places, prices are extraordinary; you can buy a nice condo for less than the cost of a new family car.

Some cities have dozens of attractive condominium listings selling for $50,000 or $25,000. There are some selling for less than a new Toyota Corolla. And these are not derelict hovels in crime-ridden communities: These homes are often in move-in condition and located in nice neighborhoods.

"Not to sound like a salesman, but there are some real bargains out there," said Kevin Berman, a broker with Bankers Realty Services in Fort Lauderdale, Fla.

The housing bust has taken down the national median home price by about 23% since 2007, according to the National Association of Realtors (NAR). But condo have fallen even further, down about 25%.

In Sacramento, Calif., condo prices have fallen 59% from what they averaged in 2007, according to NAR. Miami condo prices have plunged 65%, and in Las Vegas they are off 66%.

Prices of individual units are down even more. One condo in Deerfield Beach, Fla., that sold for $115,000 five years ago now lists for $25,000. That's a drop of nearly 80%.

Much of these price drops can be attributed to over development during the boom. Much of that came in Sand State markets such as Las Vegas Miami and Phoenix, where prices for all properties are have fallen precipitously.

Berman has a one bedroom condo in one of these areas with a listing price of $15,000. He said it needs a little work, and it's in a community that doesn't allow you to rent out the property,, but still, $15,000?

"It's great for a vacation property or a retirement home," he said.

Another of his listings is in North Miami, about three miles from the beach. It's a 900-square foot, one-bedroom, one-and-a-half bath with a community swimming pool, central air and assigned parking that costs just $23,450. That's less than a fully loaded new Camry.

In Las Vegas, there are more than 200 condos listed for $30,000 or less. A two-bedroom, two-bath condo with a covered patio in North Las Vegas can be had for just $30,000.

Of course, condo owners have other expenses, particularly maintaining the grounds and common areas, but these tend to be quite low. And the property taxes are also often modest.

Plus, if these housing markets ever rebound, there's even likely to be some price appreciation for these homes. You can't say that about a new car.

I would scoop up one for 30k in Vegas if it were legit and in a decent spot. Sounds too good to be true.

at 30k it will be in North LV or another bad area but the building will probably be structurally sound right down to the burglar bars.

50k should get you into a decent area.

The Condo's that I have been looking at down in Florida are Not this Cheap.
But there are Great Deals.

It is a little hard for me to judge neighborhoods because I haven't lived in LV for almost 15 years.

This might help, a bit....

Crime in Las Vegas

Here is a graphic that color codes the incident levels of the various zip codes in Las Vegas. We chose incidents because they most represent the actual annoyance felt by most of us by nuisance crime and disturbances. They also correlate very well with violent crime. The only significant differences will be on the borders between the classes. Some of the mixed neighborhoods have lots of nuisance but little violence and move up at the expense of the more staid neighborhoods.
Baically Green is the best 25%, Yellow the next 25%, Orange the next and Red the worst 25%

This presentation is reasonably crude but should be comparatively accurate. The incident data is compiled by taking the zip code data from Metro and the North Las Vegas Police Department. The presentation is not the same but appears close enough. Note that it is not the same as the FBI definition so you can't compare these to the national numbers...just to each other. The populaton data is also a mishmash. It is either the 2000 census data for established zips or an extrapolation of the housing population to the human population for those with extensive recent growth. The number appear reasonable and large errors are unlikely. But the edges are probably pretty mushy.
We have taken a flier at a some Henderson zip codes. Those areas are polka dotted. That is because we know overall that Henderson is very good and we know where the best arear demographicly lie. We are not willing to guess at the more central regions of Henderson as the combination of dissimilar neighborhoods is too hard to deal with without real numbers.
Note that zip codes are a crude measure. The highest crime area in town 89109 actually has two completely different mechanisms...the huge number of tourist on the strip is one part and a very nasty area to the northern end the other. I think the strip piece to actually be quite safe...but the northern piece is pretty dangerous.
Unless having good local knowledge I would avoid the red and pretty much the orange. Go for the green and fall back to the yellow. For the knowledgable there are some quite nice localities in the orange and even in the red. But you need to know what you are doing.
The major sources of data are the Metropolitan Police Dept Crimeview site, The North Las Vegas Police Department Crime Map, The US Census Bureau 2000 census and the Clark County Assessors data base. The Rube Goldberg methodology used to link it all together is a proprietary product of DonohueTeam. Like Sausage making you really don't want to know how it was done. .
Violent Crimes

For the moment we are going to punt on violent crime. In general it tends to be strongly central city oriented. We have examined the CrimeView data and reached the obvious conclusion that the boys are cooking the books. There have, for instance, been no Homicides anywhere in Las Vegas for the last 60 days. We doubt that. Lilewise you apparently cannot commit a rape in the Metro jurisdiction. We also doubt that. We would try to cobble together a view but consider the data too suspect for that. The North Las Vegas data is much better but we need Metro for anything meaningful.
Burglary

One of the things that drives the homeowner crazy is burglary. And burglary has a significantly different pattern than overall crime..

The pattern is vastly more distributed than crime in general. Now we see red well outside the central city and orange out to the borders. Even Summerlin and Desert Shores are impacted. And some of the rougher neighborhoods do relatively well. The overall range is about 20 to 1. And the range for the middle..the yellow and orange is less than 2:1. So a few quite good...a few quite bad...and a widely dispersed but relatively uniform middle.
Stolen Cars

Here is a similar map considering only stolen cars. The range by zip code is over 20 to 1. The strip, downtown and nearby areas are much of the problem. The red zips are over half the stolen cars.

This is all data from the Las Vegas Metro CrimeView and the North Las Vegas Police Department Crime map site.
Population data is taken from the Census for older established neighborhoods, From some 2005 updates by Sperling and from an extrapolation from housing units unsing the Assessors data base.
On this one I have no idea how Henderson plays so no guesses from me.

It is true guys.. Condos here in Las Vegas are CHEAP.. Great investments with very little downside risk.. Not sure the 30k and under club is where to be, but nicer ones can be had from $40-60k.. I just sold one out at Lake Las Vegas for $40k, pool and Lake views.. $330k+ brand new 4 years ago during peak when built..

don't forget that many of these 30-40k condos carry a $400+ per month maintenance fee. That essentially makes the 30k condo cost 100k.

How much are the lowest range price level condos at the new Trump place and the City Center? Also is there any word about which one is better?

Here in Vegas, most single family homes are between $50-100/month HOA, and condo/townhomes are between $100-200/month HOA.. Those in really nice communities, or @ the lake for example can be considerably higher
