How much do you think this renovation would cost?

Looking at a house that needs a lot of work....I know an estimate is needed but I have never done this and am looking for a ballpark number (maybe within $20k)

Home is about 2100 sq ft (interior...single story).

- Flooring throughout (cheaper wood laminate or carpet is ok)
- Painting throughout (interior for sure and possibly exterior)
- Kitchen complete remodel (new appliances, new cabinets, and tear down a wall with old cabinets)
- renovations on 2 bathrooms....(maybe not complete but for the sake of caution, lets say complete)
- No structural changes.....but possibly adding a few walls to enlcose open rooms.
- change out some windows and doors.


I'm not sure if we have contractors or someone who knows this.....


(lol at me looking to a gambling forum for home repair...u guys are the best)

Flooring for 2100sq ft laminate can run anywhere from 1.25 to 4.00 a sq ft. You're gonna need more then 2100 with overage.

If I were you instead of completely gutting the place I'd look into a room or two at a time and do it yourself

Do they even have a Home Depot in Hawaii ??? :think2:

Also, you will need to be doing some of the work yourself...maybe a couple of Friends to help out too.

Are you going to do the labour yourself? If you were 20K can do it. Just look at like home depot s website and see if you can buy all the material and hire guys to come do the work. To bad your not in toronto i'd come and do it for you.

You'll send atleast renos for that: Paint about 250-500 max pushing it depending the type of paint your using and if your doing multiple colours etc of course

Windows will cost you a lot.
Kitchen depending type fo cabinets you get.

i'd allocate between 35-50k including material and labour

Location, location. Where are you? How's the economy there? Is labor cheap? Betall mentioned Hawaii. Just did 2, one for each daughter.

I am NOT doing this labor myself....i aint gonna fool myself into thinking i can do this. I may help if it alleviates some cost or have my friends do some but i want to budget as if 100% of the work is being done by professionals (well, someone who knows what they are doing)

Do they have Day laborers ?? They work cheap, and Most know what they are doing
Plus they work Hard !

Wow, Hawaii, good for you. I'm from Pa where labor is pretty cheap, along with housing. Our economy never really gets up or down really bad, other then the collapse of the steel mills in the 70's. Wish I was there to help. Good luck!!!

Shadow - This is what I do for a living. First of all let me tell you that all of these numbers are estimates and based on the type of finish you are looking for these numbers can vary substantially.

Flooring - 2,100 Sq foot - you can buy a decent laminate for $1 sq foot but let's figure about $1.50. Better safe then sorry. Figure about $3,500, then add in underlayment, labor, transition strips, pad if you do carpet(would be fairly cheap long term, but look good short term)

Painting - Figure paint, brushes, tape, rollers, etc

Kitchen Remodel - This is the toughest estimate. Assume you use in stock cabinets from Home Depot(Really nice cabinets for the price, put them in one of my houses- Dark Cherry Wood, with Crown) You are looking at about $6,000. Now I had ALOT of cabinet space. If you go with a formica laminate which looks real nice you are looking at maybe $250 or so. I did that with a crown molding to make it look nicer. Sink $200, faucet $100, garbage $150, New Dishwasher - $350, New Microwave $125. Now you can get a decent used fridge for $500, Used Stove $250.

Knock out walls, new drywall, framing, finishing, $150

So kitchen looking pretty nice $8,500

Bathroom Remodel X 2 - Assuming tubs are in good shape - if not add $1000 for two new tubs. Ok so new vanity -$150, Faucet $100, Tiling - $150 (I like to tile the showers, cheap but looks REALLY NICE) Tile Floor $125, Trim out -(Towel hangers, robe hooks, ETC) - $125. I am assuming a small bath. Now a new top and cabinets can add some money here.

So making a bathroom look pretty nice I would figure $750 X 2

$1500 -(Excluding new tubs)

Adding/taking some new walls figure $250

Adding new windows(Some) and some new doors figure $1000. Add $250-$500 for new trim throughout.

Light fixtures, new trim out of old outlets(If they look bad), Ceiling fans, faceplates, $750

Again this is a real standard estimate not including labor charges because I do everything myself so you would have to factor that in. I would guess since you are asking you probably aren't doing these things by yourself. . . So in MATERIALS alone your looking at $15,500.

I have no clue on your exterior, siding, landscaping, concrete work, do you want to add a deck, roofing, painting?

Furnace good, water heater, air conditioner, insulation, drainage - How is all of that?

This is vague, but I always add $5000 or so to have a decent estimate. . however again if you aren't doing all of this work yourself I would guess $30,000.

Sorry I didn't read any of the following posts, just the 1st one so I see you aren't doing any of this yourself. This is the number that should be close but again I live in Iowa things may be cheaper, labor may be way more expensive, also the finish that is necessary in that area I also don't know.

If you plan on painting all interior ceilings and walls with 2 coats of quality paint ($25/Gal), you'll have at least $750 in paint add more for all the other painting materials needed. Any one saying they will do it for $500 doesn't know what they're doing. Ceilings alone would take 12 gallons, do the math....

Kruser, if you can do all of this for $30,000 i would fly you out here and let you have weekends off to go surfing...you can sleep in the house as well. hahaha

my friend re-did his bathroom.....he got expensive shit all over and might have gotten ripped off...but it is a small bathroom and he paid $15,000+ for ONE......this scares me into thinking complete re-do for one will be at least $10,000


obv i think kitchen is the most......sorry kruser but i also need appliances....so i'm guessing stove/oven + fridge (+washer/dryer too) is at about $5,000

maybe stupid question, but how much more can home depot materials cost here? shouldn't they be almost identical?
