Do I need an attorney as a seller of real estate ?

I can see it as a buyer to do title searches and so forth.

Do I need representation when selling ? They seem to want about $500.

What do they do for me ?

No...but you should...their atty...might try to fuck w/ you...price.contents staying and/or going...etc...well worth the $$ for the atty...JMO

Yes...I believe ANY atty present sends a message...think about how much over the years you spent on gambling....this should be a drop in the bucket...

Also their atty can and will exploit you if given a open window...why risk any of this...when you want to move on w/your life....and start fresh....again...JMO

absolutely YES! if there is a contract involved you should have an attorney end of discussion.

It seems like $500 is the going rate around here. First guy I called said $500, second said $500, he said he'd do it for $450 after talking to him for awhile....he seemed cool. I'll probably use him if the offer is acceptable from the buyer.

I held a Real Estate Brokers license in Oregon for 38 years. Attorneys usual just messed up almost all of my deals and cost everyone $$. There is no need for an Attorney normally as the Title Company does all the legal stuff in escrow process. Total waste of $$ in almost all cases.

Ct in the Westbrook area, roughly exit 65 off of I-95 near the outlet malls. I'm getting quotes from $400-$525, seems like a pretty standard thing.

I do believe a lawyer is more critical to the buyer than the seller.

I think I need a local attorney for this ( like Old Saybrook), you don't drive from Bridgeport or Hartford for something this routine.

The last guy I had ( from Guilford) was like 80 years old and still used filing cabinets instead of computers, 9 years ago. He is either retired or dead now, so I can't use him.

the guy I'm thinking about lives in Southington put practices in New Haven

you can also travel to the closing if it saves you $ 200 - $ 250

Well how many Real Estate agents or Brokers have you talked to about this ? I would say that about 95 % of Brokers and Real Estate agent would tell you exactly what I said. The only time you ever need an Atty. is when there are flaws on the Title that have to be cleared by the courts like Estate, seller has died without a will, or other legal incumbrances that the Title Company cannot clear. I had a Attorney that only handled Real Estate that I only used to clear such problems. Never use an Attorney that doesn't specialize in Real Estate. From my 38 years experience, all they do is cost both parties $$ and slow down the process. I lost several deals because the buyer or seller just said " Forget it " . To each his own..... just giving you my 2 cents worth.

Well the closing is normally in the office of the buyer's attorney, which I expect will be near Westbrook. If this attorney will travel here for it and charge significantly less than the $400 quoted locally, I'm in.

It all depends on what the offer comes in at on Weds/ Thurs.

Offer could be way low ?

New haven is a bit far from here for something so mundane.

Probably 98 % of the closings I handled took place in escrow at a Title Ins. Co office ? There's one in almost every Town.

Very rare as ask any agent... most closings are done with Title Companies escrow dept.

when i closed on my house i had my attorney read through everything...the title people handled the closing but the documents had been reviewed already

U know how to read a check to make sure ur getting paid what u thought? U know how to sign ur name? If so, u dont need an attorney - whoever is doing the closing for the buyer can prepare ur docs and it should not cost much to hit print
