or whatever you call the thingee where the circuit breakers are, or glass fuses in the old days.

This is a 1965 approx construction date... condo converted from an apartment like in the later 70's

I should be able to post that section of the home inspection report., I will try ! The whole thing is rather long....

This depends if it is only the box. Will they make you replace outdated wiring

I don't think they can even force me to repair the box, let alone wiring.

One or more circuit breakers are "double tapped", where 2 or more wires are clamped in a circuit breaker terminal, and the circuit breaker is only designed for 1 wire. This is a safety hazard since wires may loosen and cause arcing, sparking and fires. Recommend having a qualified, licensed electrician evaluate and repair.

This property has one or more Federal Pacific Electric brand service or sub panels that uses "Stab-Lok" circuit breakers. These circuit breakers are a hazard and can fail, leading to electrical fires. Some double-pole (240-Volt) FPE circuit breakers and possibly also some single-pole units may not work. Some studies indicate that there is a failure rate close to 50% for FPE 2-pole breakers. Recommend considering replacing any and all FPE panels, and that a qualified, licensed electrician thoroughly evaluate the panel(s). If the client decides not to replace the FPE panel(s), recommend installing a smoke detector above the panel(s).

Yes, but I haven't closed on it yet. I'm trying to get an idea of what this might cost to fix before I buy it.

Even if you put $20K into it, the whole thing would cost $50K ?

Even if you Flip it, you almost Have to make money on the deal IMO

The way that mess looks you're lucky they haven't locked the doors until the repairs are done. WTF State are you in? And yes, it will be $$$$$!

Either way Doug don't you have to have a licensed Electrician come in and approve everything in writing for the inspection and/or insurance?

$1100 to replace that panel?????? wayyyyyyy high. 1st u dont need to replace it unless its bad. yes the company is out of buisiness but there are millions of those boxes working just fine.
It looks like you have outgrown the box though if they are double tapped.
You will have to step up to a 200 amp in all probability, but you can buy the whole panel breakers and all at home depot for less than $250 and a guy whos done it more than once can change it out in 2 hours easy....So id say even $500 is a lil high.

that sounds a lot better. Right now my attorney is trying to get the seller to fix it. I called one guy who said probably about $800.

I'm an electrician . If im reading your info correctly you need a new 100 amp panel (not a whole new service, meaning meter base and service entrance cable) . You can get a 100 amp panel with the breakers you need for around $100 . Expect to pay a couple hours of labor , this is a simple job and should take 2-3 hours . Call around and get a couple quotes from contractors I think you will get prices between $500 -$1000 .
