Real Estate Question--Creating a Master Bath but losing a bedroom.

I live in a 4 bedroom, 1.5 bath in a very desired town. I would like to get rid of one of the bedrooms and create a master bath upstairs (from the current full bath). Something huge with a jacuzzi tub, shower with a seat and maybe his and her sinks.

Would this hurt the resale value?

How much do you think this would cost to make this happen, including materials (nice fixtures)?

Another question: Is there a way to improve the water pressure in my house? Could a plumber help with this?

As a real estate broker I would pressure you not to do this conversion. You will dramatically damage your resale value.

Hard to give you an estimate based on what you provided.

Depending on the municipality - you could get a lager diameter water pipe to your house. Modern plumbing fixtures come with water pressure control valves. If you remove the valve you will increase your water pressure.

Do not eliminate a bedroom. Bedroom space is more important to buyers than bathroom space.

I got an estimate on my master the other day to take out the crappy carpet and replace with tile, remove and add a new vanity and sinks and it was $1,900. That price also includes adding french doors.

If any of the bedrooms are large, you could add one in it. A nice bath will run about 8 grand....just starting. Walk-in showers are the way to go.

Master bedroom, master bath and kitchen all have tremendous value to the home, and except for bad boy pad penthouses, women influence these decisions exponentially.

Going from a 4-3 rather then a 3-2 makes this a little better. You will lose some "Value" when trying to find appraisals if you are to sell. Appraisals are based on square footage and bedrooms/baths. You are going to lose some "perceived" value, but that doesn't mean necessarily a lower sale price.

I wish I had time for more, but hope this makes sense. In the end you are living there and you should do what you want. Women love master baths, they are the decision makers and since you will still have 3brs I don't think it's a huge mistake.

1) Pull up carpet which I can do easily.
2) Put in tile which I bought for $100.
3) Put in a new vanity that I'm buying with our existing sinks.

No change to shower or bath.

How is that a bad price?

I read the other day that your front yard and porch can increase/decrease your home value by up to 35%.

Don't know about you but I've purchased three homes now and when looking online, if my wife doesn't like how it looks from the driveway, we don't even want to look at it no matter what it looks like on the inside.

The party always seems to be in the kitchen, and from there people gravitate to other rooms which can be cute, homey, a great use of space, or a sweet niche area. At the end of the day when you got a good buzz on; like Eddy Murhpy says..."this is my motherfukin house" and it is always good to crash in a sweet master especially when you are the one carrying the paper.....
