Anyone sold a house on their own?

Building a new home and already have a buyer for our current house. Dont really see a point in hiring a realtor at this point (I think they want like 6% commish when Ive already done most of the leg work). Our state website offers a contract template for selling a home...other than having a professional look over our contract is their anything else I need to do to cover my ass on the transaction?

you should be able to find a decent real estate attorney to draw up a sales contract for you at a reasonable price.

make a call to the same title company that you used when you bought the property.

Fuck a realtor. Do some research, hire an attorney for all the legal BS, and save yourself the 6%. Homes around me cost minimum $600k. I am not giving two realtors $18K each for posting a couple Craigslist ads. If you do go with a realtor, negotiate a flat fee and offer the selling agent 2%.

If you are a buyer, find a broker who gets the whole 3% back, and negotiate a 1% kickback.

Sold our first house on our own, 2nd one tried but were building at the time (9 months ago) and finally caved and got someone to sell it for us. Hated paying 6% but hated having 2 house payments more for 6 months.

mrs groundhog an i tried to sell our house using a realtor. it just seemed like they never tried, never had open houses etc...it wasnt worth paying 7% to do basically nothing...

the house we bought, i found it, made the offer etc...brought in inspectors etc....all the realtor did was show up at the closing and collect 18k from the seller...only regret was i wish i could have got a hold of the owner(lived in texas) and neg a lower price.

My house closes tomorrow...I looked at doing it myself, but it seemed like it was a whip.
My buddy's wife sold it for 1% commission...

But if you already have a buyer, you would be really dumb imo to pay a realtor at this point.
You pay for the advertisement and dirty paperwork imo. And you don't need the mls bs now.

I don't really know how you get out of paying the buyer's realtor (if they have one) though.

sold 5 houses the last 3 years paying a realtor has always been my last result. only used once
