Mobile home on my own property questions?

I found some property down near Fort Myers where I use to live and I think it is a great price. The parcel size is 20 acres and it is fully fenced with six strand barb wire for 65k. I am going to definitely buy it. I am thinking about putting some type of mobile home on it and helping out a family member and giving them a cheap place to live and where they can kee horses that they have boarded right now. My question is, what kind of expenses do you think I will be looking at to make the site ready? The property is zoned agriculture now and has nothing on it yet as far as electricity or well.

That would be a question for your local officials, chances are in a rural area you could do it, the costs for electricity/septic/drilling a well, etc is hard to say.

I couldnt tell you cost of all that, but my sister bought a trailer and it was nearly impossible to get rights to put it on their land... a lot of red tape.... finally got there, but wasn't easy by anymeans.....

First of all since it is only one unit you should have no zoning issues, even. Second thing to check will be power to the area. You may incur cost of getting power run to the trailer and your power company will have to tell you what that charge is. The last issue well be water and sewer. Is there county services available or do you have to dig a well and sewer? This you will have to take bids on. I'm assuming in Florida finding groundwater is not hard but that will be the determining factor as to where you will place the home.

Thanks for the info guys. It is definitely not on city water/sewer, so I will have to go septic/well. Guess the first step is the power company....

first step is to see if that jurisdiction allows mobile homes on the lot you want to buy.
if they do,
step two is septic/sewer

step three is water (well, cistern???)

step four is power.

during all these steps find out what the requirements are (set backs) to have each of these in relation to one another.

for example, you might be allowed to have a trailer on the property as long as it's not visible from the road, the septic system will need to be so many feet from the trailer and the water supply will have to be so many feet from the septic, the power will need to have it's own right of way. and all of these will need to be so many feet away from the property lines.

be aware that some property is unsuitable for septic systems and thus not build-able, some places you just can't find water so you'll need water trucked in and so on and so on.

+1...believe him ..do this 1st. You would be shocked at how hard it can be to put a mobile home on a site where there hasnt been 1 already ... Lots of places will do anything to keep new mobile home sites from appearing..
